The School Without Walls (SWW), one of DC's non-traditional public high schools, aims to utilize the City's resources to give students a richer and more fulfilling education. Located within the boundaries of GW's Foggy Bottom campus at 2130 G Street, NW, SWW and GW have collaborated since 1980 on a number of levels with the goal of fostering a mutually beneficial learning environment.

In March 2006, GW and SWW started a new chapter in their long-standing partnership. Following the February 7, 2006 unanimous approval by the DC City Council, a Memorandum of Understanding (MOU) between GW and District of Columbia Public Schools (DCPS) was approved and executed. The MOU creates a public/private development partnership between GW and School Without Walls (SWW), facilitating a development partnership and furthering the existing programmatic partnership between GW and SWW.

This agreement is being championed as a model for the type of public/private development partnership that DCPS would like to promote to assist with the renovation of other public school facilities.

Construction Updates

2009

September 9, 2009
Move in of residents successfully occurred during the last two weeks of August and South Hall is now fully operational. GW staff, faculty, students and neighbors gathered Sept. 3 to celebrate the opening of South Hall.

Work on a related project is expected to begin in September which will convert an existing surface parking lot adjacent 2135 F Street into a green space with more than 20 trees.

The approximately ¾ of an acre area (between 21st and 22nd Streets, F and G Streets) which once served as parking for approximately 30 vehicles will feature an activity lawn, trellised seating area for 15-20 people, and several small landscaped areas. Additional updates related to this project will be posted on this page as needed.

August 14, 2009
As part of the construction of the new residence hall at 2135 F Street, the University will be repaving the 2100 block of F Street. This project will take 2-3 days and was rescheduled from this week to next Wednesday, Thursday and, if needed, Friday (weather permitting). If delays from weather or final DC Government approvals occur, the repaving will be rescheduled to early September once fall move-in has been completed. The repaving work schedule should allow for one lane of through traffic at all times and attendants will be present to facilitate these temporary traffic lane changes.

Punch lists for the units have been generated for all 117 units with 107 units now accepted and the remaining units each having only one item remaining for completion. The parking garage is open and the temporary construction project office trailer on the northwest side of the building has been removed. Initial staff/residents began moving in this week.

Planters have been installed in the courtyards and benches will soon be installed. Punch list work and installation of furniture are nearing completion as the building prepares for move-in of initial occupants/GW Housing staff in early August.

Training is underway for mechanical, electrical, and control systems. Punch lists for the units have been generated for 115 of the building's 117 units. Units on Floors 2-5 have been accepted, and Floor 6 re-walks are in progress. Punch lists for the corridors have been generated. Installation of furniture is in progress.

Installation of the Floor 1 millwork is complete and the main lobby floor has been installed. The floors in public areas of Floors 1 and LL are complete. Punch lists have been generated for almost all of the units and will be generated next week for corridors. Training on the mechanical systems began this week. Commissioning of mechanical and electrical equipment is nearing completion.

June 24, 2009
Commissioning of mechanical and electrical equipment is nearing completion. Work is completed on building entrance canopy and public corridors on Level 1 and Lower Level. Punch lists for the units have been generated for Floors 2-10 and Floor 1 is in progress. Certificate of Occupancy has been received. The jersey barriers at the front of the building have been removed.

Spring 2009 interior and exterior work overview (for April 28-June 17 updates): Production work in the individual apartments is nearing completion and final punch list inspections will occur throughout this spring. Work continues to complete finishes in the public areas of the building, including the lobby space, parking garage, lower level media room, and the Floor 1 offices and community room. Installation of the building’s final data and utility duct lines are being installed in F Street with expected completion by May. Functional testing/final reviews will be conducted to ensure operations of building electrical and mechanical systems.

Final inspections have been completed and commissioning of mechanical and electrical equipment is nearing completion. The main lobby floor has been installed. Work is complete on F Street brick pavers and garage painting/striping, as well as painting and carpeting of corridors on Floors 2-10. Work continues on building entrance canopy, Floor 1 millwork and rooftop mechanical enclosure. Final inspections are in progress as is continuation of mechanical and electrical equipment commissioning.

Installation of roof ply is near completion and roof flashing work continues. Waterproofing of the center courtyard has been completed. Site Walls are in progress as are planter curbs. Installation of final windows in the front bay area has progressed through Floor 8. Installation of data lines will begin this week and preparations continue to begin commissions of mechanical and electrical equipment in April.

Installation of final bay windows is underway. Ceramic tile work has been completed. The ceiling grid has been substantially completed in most areas of the building.

The material hoist has been removed to allow for installation of most remaining exterior windows on building facade. The DC Public Schools component of the Square 80 project (north of GW's new residence hall in the 2100 block of G Street) will use a crane this Saturday for installation of rooftop equipment on the School Without Walls’ new structure (directly east of the existing school building which is also under renovation). It is expected there will be minor changes to traffic flow on G Street during this time.

Permanent power connections continue to be established on each floor and are anticipated to be completed this week. First stage of the main roof installation (including insulation) is in progress. With the exception of lobby areas, the ceiling grid has been installed on Floors 1-10.

Permanent power was established February 10. Work continues on rooftop mechanical enclosure and main roof. Windows are complete except for material hoist bay and Floor 1 windows were brick work has not been completed.

Installation continues on window walls at the elevators and rooftop mechanical enclosure. Concrete work on Monday February 16 (President’s Day) will include a pump truck in the alley directly east of 2134 G Street (GW’s GSEHD Building) for a period of up to approximately four hours.

Completion of power connections is anticipated by February 6. Ceramic tile work has been completed through Floor 9 and appliances have been installed on Floors 2-4. Installation has begun on window walls at the elevators.

January 26, 2009
Installation has begun on granite at the base of the building. A power outage at the site is anticipated between February 2-6 to connect permanent electrical power. It is not anticipated this will impact any adjacent/area buildings.

January 9, 2009
Installation of most exterior windows is completed except for areas near material hoists and where low roof access is needed. Due to Presidential Inaugural activities, no work is scheduled from Sunday, January 18 through Tuesday, January 20. The next update to this page will be January 26, 2009.

Winter 2009
Since interior finish work will be ongoing until project completion next summer, detailed interior updates will not be included in the weekly updates below unless a new effort or phase is initiated. Ongoing interior work will focus on interior elements such as drywall, plumbing, painting, and installation of tile, cabinets, doors and door hardware. Exterior work during winter 2009 includes installation of building utilities and rooftop mechanical enclosure.

The University is saddened to report that a window contractor working on the construction of a new residence hall on F St., NW, fell from the 7th floor to his death today at approximately 1:35 p.m. The University extends its deepest sympathies to the family of the victim and his colleagues in this tragic moment.

The tower crane removal occurred Nov. 8-9. Installation of glass bays is in progress on all elevations. Brick work is completed through Floor 7 and F Street elevations above Floor 1 were completed. Interior work is in process throughout the building.

In addition, work for a new utility vault behind the neighboring Guthridge Residence Hall continues – during this time, there will be a clear pedestrian pathway but limited vehicle access in the rear parking lot near the Guthridge generator. Installation of precast panels has begun on the southeast corner of the building and will proceed clockwise around the project. Precast panels are being set on the courtyard and north sides of the building. For safety reasons the adjacent F Street sidewalk will remain closed during working hours while the pre-cast panels are being moved overhead and installed.

Columns are being poured on the Penthouse level and framing for the slab is one-third completed. Work on Floors 7 and 8 includes mechanical and sprinkler rough-ins. Brick work is in progress of Floor 2’s east courtyard walls. Installation of data conduit has progressed to Floor LL.

Columns and shear walls are being formed and poured on the Roof level and most of the slab work for the building has been completed. Installation of in-slab conduits and sleeves continue, as does construction of the interior partitions. Mechanical and sprinkler rough-ins are in progress on Floors 2 and 3. Work has already begun on exterior framing and sheathing and the courtyard exterior will be started next week. Installation of data conduit continues on the west side of the building.

July 14, 2008
Work has begun on Floor 10 to pour and frame the floor slab as well as install in-slab electrical conduit and mechanical sleeves. Floor 9 work includes forming and pouring of columns and shear walls. On Floors 2 and 3, plumbing rough-ins continue as does framing and sheathing of exterior walls. Installation of data conduit continues on the west side of the building. The next construction update will be on July 28, 2008.

July 7, 2008
Work on Floor 9 includes framing for floor slab and installation of in-slab electrical conduit and mechanical sleeves. Plumbing rough-ins continue on Floors 2 and 3 and framing of the exterior walls continues on Floors 1, 2, and 3. Installation of data conduit continues on the west side of the building.

June 27, 2008
Work on Floor 8 includes framing for floor slab. In-slab electrical conduit and mechanical sleeves are in progress on Floors 7 and 8. The last section of the floor slab was poured on Floor 7 and the forming/pouring of columns and shear walls is in process. Plumbing and sprinkler rough-ins continue on Floors 1 and 2 as does framing of the exterior walls. Block work and sprinkler rough-in progress on Floor LL. Installation of data conduit continues on the west side of the building. Work on Saturday June 28, 2008 will focus on stocking materials. The next weekly update (July 4, 2008) will be postponed to Monday, July 7 due to the Independence Day holiday. No work is scheduled for July 4-6.

June 20, 2008
Work on Floor 7 includes framing for floor slab and in-slab electrical conduit and mechanical sleeves. The last section of the floor slab was poured on Floor 6 and the forming/pouring of columns and shear walls is in process. Plumbing and sprinkler rough-ins continue on Floors 1 and 2. Block work is in progress on P1 & LL and sprinkler rough-in progress on P1. Installation of the water mains is complete. Work on Saturday June 21, 2008 will focus on the storm water management tank and will not require a street closing.

June 13, 2008
Framing for floor slab is in progress on Floor 6. On Floor 5, the third section of the floor slab was poured, the forming/pouring of columns and shear walls is in process, and in-slab electrical conduit and sleeve work continues. On Floor 1, plumbing and sprinkler rough-ins continue. Installation of the water mains is complete except for tie in to the main which is scheduled for June 16 and will require intermittent closure of one lane of traffic.

On Floor 5, framing for the floor slab is in progress as is in-slab electrical conduit and sleeve work. On Floor 4, the last section of the floor slab was poured and the forming/pouring of columns and shear walls is in process. Plumbing rough-ins continue on Floors LL and P1. Installation of the water mains is in progress over the next two weeks and may require intermittent closure of one traffic lane.

On Floor 4, floor slab framing has begun. On Floor 3, the second section of floor will be poured this week. Forming and pouring of columns and shear walls is ongoing as is in-slab electrical conduit and sleeve work. On Floors LL and P1, plumbing rough-ins continue, and on Floor P1, block work is in progress. On Floor P2, sprinkler rough-in installation continues. Equipment and material will be offloaded this Saturday.

Construction continues on lower level foundation walls. Installation of final utility vaults is scheduled for Saturday March 8 should not require closure of the 2100 block of F Street. However, if cars are parked in the immediate work area marked with “emergency no parking” signs and the DC Metropolitan Police Department is unable to secure a tow truck to move these vehicles, a temporary closure is possible.

Excavation and site preparation continue. Tower crane installation requiring temporary closure of F Street between 21st and 22nd Streets, NW from 7:00 a.m. to 7:00 p.m. has been tentatively rescheduled to Feb 9th and 10th. In all likelihood the work will be completed on the Saturday with the Sunday closure being reserved in case additional time is needed.

Excavation and site preparation continue. Work will likely occur this Saturday. Tower crane installation will require temporary closure of F Street between 21st and 22nd Streets, NW for one to two days between the hours of 7:00 a.m. to 7:00 p.m. The current dates anticipated for the street closure are February 2nd and 3rd. The drilling of piles is complete. Drilling rigs will be removed from the site on Monday. All contractor operations will be closed Thursday - Sunday.

Drilling of piles and excavation work continues. The shoring contractor will be working Saturday (11-17-07) to make up for time lost this week to inclement weather. Work will not take place next Thursday (11-22-07) in observance of Thanksgiving. It is not anticipated work will take place next Friday (11-23-07), but that is subject to change.

Drilling of piles and excavation work continues. The shoring contractor and the excavator will not be working Monday due to observance of Veterans' Day.

Drilling of piles continues on the east and north property lines. Excavation work begins and will continue for several months. A construction meeting for adjacent building occupants and students was held Oct 30th at 4pm in the Strong Hall Piano Lounge. A general update was given and no concerns/issues were raised.

Excavation work commenced in early October, including drilling of piles which serve as support beams in the shoring walls around the excavation site.
