October 19, 2011
All construction is substantially complete. Burger, Tap, and Shake and District Commons opened in late September, marking the completion of construction for the two remaining retail tenant spaces. The community is enjoying the newest grocery store, Whole Foods and, with most retail tenants having only been open for a couple of months, they are already a staple in the Foggy Bottom community. Upcoming streetscape changes and DC's installation of traffic light at 22nd and Eye - these are the last bits of this puzzle. Until the initiation of these activities, there will be no further updates to this section. In the mean time please direct any questions or comments to [email protected].

Sidewalks on 23rd and Eye Streets have been opened. Construction of the remainder of the commercial office tenant spaces and retail tenant spaces throughout the development continues and is progressing well. Initial move-in of residential tenants began May 15, 2011 and the leasing office continues to actively solicit tenants for the residential units. With nearly 100% of commercial space leased, tenants will continue to move into The Avenue in coming weeks with most being on site by July.

April 30, 2011
Project developer Boston Properties hosted a neighborhood tour and reception catered by Devon & Blakely for more than 40 Foggy Bottom and West End residents this morning. Participants saw the completed roof deck of the commercial component (including its green roof areas) and, in the residential component, both a model residential unit and its roof deck. 
Construction of the remainder of the commercial office tenant spaces and retail tenant spaces throughout the development continues and is progressing well. Sitework and exterior sidewalks adjacent to the project are anticipated for completion before the May 15, 2011 initial move-in of residential apartment tenants. The leasing office is open and actively soliciting tenants for the residential units. Initial offers related to the affordable and workforce housing components of the residences are now underway.

April 4, 2011
Danaher Corporation moved into 2200 Pennsylvania in March and Ares Capital Corporation is slated to move-in this month followed by the the law firm of Vinson & Elkins in May. Devon & Blakely will be the first retail tenant to open in mid-April 2011. Construction of the remainder of the commercial office tenant spaces and retail tenant spaces throughout the development continues and is progressing well. Progress continues to be made on completing the sitework and exterior sidewalks adjacent to the project, proceeding south toward Eye Street. In the residential component, work continues on sitework, metal panels at the exterior façade, and finishes within the interior units. Move-ins for the apartment residents is anticipated for May 2011.

February 4, 2011
Danaher Corporation is anticipated to be the Avenue’s first commercial tenant to open in early March. Devon & Blakely will likely be the first retail tenant to open, anticipated for late March/early April. The sidewalk along the Washington Circle frontage of the project has re-opened and exterior sitework continues progressing south, including installation of street trees and pavers. Tenant construction continues for retailers and office tenant. In the residential component, work continues on sitework, metal panels at the exterior façade, and finishes within the interior units.

In the commercial component, exterior sitework has begun on the project’s north side along Washington Circle and Pennsylvania Avenue. Also, tenant construction continues for retailers and office tenants in the commercial component. In the residential component, Floors 11 and 12 metal panel installations will begin this month and work continues on unit finishes (cabinetry, granite countertops, appliances, etc.). Installation of the retail storefronts is also underway and retail tenant work is targeted to commence in early 2011. Barring any additional updates or notices, the next project update will be posted to this page during the week of January 3, 2011.

Tenant construction is underway for some of the retailers and office tenants in the commercial component. In the residential component, work continues on unit finishes (cabinetry, granite countertops, appliances, etc.). Installation of the retail storefronts is also underway and retail tenant work is targeted to commence in early 2011.

Pre-leasing efforts of residential units is likely to begin in February 2011 with the first units delivering in May. In the commercial component of the project, a lease was finalized with Passion Foods for approximately 10,000 SF of restaurant space located along Washington Circle. Passion Foods is the operator of several local eateries (DC Coast, TenPenh, Ceiba, Acadiana, and Passion Fish) and is planning to unveil two concepts for this space. Boston Properties continues negotiating leases for over 50,000 square feet of office space -- additional details will be posted here as made available.

A lease was executed this month for "Circa at Foggy Bottom" (a local, American style bistro) which will occupy the last remaining retail space in the residential component. Pre-leasing efforts of residential units is likely to begin in February 2011 with the first units delivering in May.

In the commercial component of the project: Boston Properties is close to finalizing a lease for approximately 10,000 SF of restaurant space located along Washington Circle within the office component. The restaurant group is planning to unveil two concepts for this space. Additionally, Boston Properties is negotiating leases for over 50,000 square feet of office space. Stay tuned for more details in the near future.

Project developer Boston Properties has developed a website for additional information of residential units at The Avenue. New leases confirmed in the retail area of the residential component include Roti (Mediterranean-themed eatery), Sweetgreen (fast-casual salad and frozen yogurt restaurant) and Citibank. Previous leases in the commercial component include Hunton & Williams law firm, Vinson & Elkins law firm and Danaher manufacturing/technology firm. Previous retail leases include NIH Federal Credit Union, Devon & Blakely gourmet deli, and Whole Foods Grocery.

Leases confirmed this summer include Vinson & Elkins law firm and Danaher manufacturing/technology firm in the commercial building component and NIH Federal Credit Union and Devon & Blakely gourmet deli in the project's retail areas as well as Whole Foods Grocery (noted in previous update). Also, signage was installed announcing the project's new name, The Avenue.

Work continues on all parts of the project including installation of interior walls and restroom finishes in commercial component and framing of residential units on floors 2, 3 in residential component. The residential brick installation is now complete with window installation underway. Mechanical, electrical, and plumbing continues throughout the project.

Work continues on all parts of the project. Installation of courtyard trees occurred and work has begun on the fountain. Installation of interior wall stone of the commercial component’s lobby has begun and framing of residential units has begun on floors 2,3. The installation of the curtain wall units on the office component façade is approximately 95% complete. Brick installation on the residential components of the project has proceeded to the 9th floor with window installation is approximately 20% complete. Clark has re-scheduled the tower crane located in the southwest corner of the site originally scheduled to be demobilized Friday/Saturday, June 4 and 5, 2010 until Friday/Saturday, June 18 and 19. Additional information regarding any temporary lane closures during this process will be shared as it is available.

Clark has scheduled the tower crane located in the southeast corner of the site to be demobilized this Friday and Saturday, May 21 and 22, 2010. An additional lane on 22nd Street may be temporarily closed between 9:30 a.m.-4:00 p.m. on Friday but through traffic will continue. The tower crane in the southwest corner of the site will be removed two weeks later on Friday and Saturday, June 4 and 5, 2010 and additional information on this process will be shared as it is available.

The installation of the curtain wall units on the office component façade is approximately 65% complete. The steel for the two-story lobby that adjoins the two residential buildings has been set and the concrete floor of the 2nd floor lobby has been poured. Brick installation has proceeded to the 4th floor of the building and window installation will begin in earnest in early June. Mechanical, electrical and plumbing work continues throughout the project.

Utility work along 22nd Street, NW adjacent to the project site (between I Street and Pennsylvania Avenue, NW) is nearly complete and the additional lane of traffic has been re-opened. Potential short term closures of this traffic lane are still possible until the majority of the utility tie-in work is complete in the near future.

Clark Construction has scheduled installation of the project’s final tower cranes for this weekend, April 25/26. Staging for the crane installation will occur on 23rd Street and Eye Street. No street closures are anticipated and onsite crews will ensure that traffic flows continue during the installation process, pursuant to an approved traffic control plan.

Clark Construction anticipates installation of the project’s second tower crane this weekend (April 11/12) on the southwest corner of the site near 23rd and Eye Streets. The staging for this installation is expected to temporarily reduce vehicular traffic to one lane on Eye Street between 22nd and 23rd Streets as well as require closure of the sidewalk on the north side of the block. Project officials will coordinate traffic flows per a traffic control plan approved by the DC Government to facilitate the continuation of two-way traffic during crane installation. Traffic on 22nd and 23rd Streets is not expected to be affected by this operation.

The third and fourth tower cranes are anticipated to be erected in the last two weekends of the month -- April 18/19 and April 25/26. Additional details will be posted here as they become available.

Pursuant to an approved public space permit, Boston Properties has implemented changes to traffic lanes and pedestrian walkways adjacent to the Square 54 project site. Parking meters on Eye, 22nd and 23rd Streets are being taken offline and the DC Department of Transportation (DDOT) will soon relocate the bus stop from the northeast corner of 23rd and Eye Streets to the southeast corner of the same intersection. Traffic & pedestrian changes (pursuant to an approved public space permit) Beginning February 2009, with excavation near completion, the project will soon move into the next phase of construction, below grade structural work. Anticipated to last up to a year, this work will involve pouring concrete for the building's foundation and the below and above grade structure. Boston Properties has received final approval of its sheeting and shoring permit for Square 54. Work under this permit includes drilling of soldier beams around the perimeter of the site as well as excavation and hauling of dirt, which will begin this week. A community meeting to discuss Square 54 construction has been scheduled for June 3, 2008 at 7:00pm and will be held in the GW Hospital, 6th floor conference room. All are welcome to attend.

Boston Properties continues to await final approval of the Sheeting & Shoring Permit for the Square 54 site. Work continues under the public space permit to execute site preparation activities, soil and erosion control measures and other construction preparation activities in public space.

Boston Properties is awaiting final approval of the Sheeting & Shoring Permit for the Square 54 site. The Public Space Permit was issued last week, which allows the contractor to place construction fencing around the perimeter of the site, and begin initial site preparation activities on those elements that reside within public space.  Upon release of the Sheeting & Shoring Permit, the drilling of soldier beams around the perimeter of the site and excavation activities will begin. A groundbreaking ceremony was held May 16, 2008 and attended by nearly 200 neighbors, students, faculty, staff, alumni and community leaders.
