Square 80/School Without Walls & South Hall Construction Updates

September 9, 2009: Move in of residents successfully occurred during the last two weeks of August and South Hall is now fully operational. GW staff, faculty, students and neighbors gathered Sept. 3 to celebrate the opening of South Hall.

Work on a related project is expected to begin in September which will convert an existing surface parking lot adjacent 2135 F Street into a green space with more than 20 trees.

The approximately ¾ of an acre area (between 21st and 22nd Streets, F and G Streets) which once served as parking for approximately 30 vehicles will feature an activity lawn , trellised seating area for 15-20 people, and several small landscaped areas. Additional updates related to this project will be posted on this page as needed.

Square 80/Aug 14, 2009: As part of the construction of the new residence hall at 2135 F Street, the University will be repaving the 2100 block of F Street. This project will take 2-3 days and was rescheduled from this week to next Wednesday, Thursday and, if needed, Friday (weather permitting). If delays from weather or final DC Government approvals occur, the repaving will be rescheduled to early September once fall move-in has been completed. The repaving work schedule should allow for one lane of through traffic at all times and attendants will be present to facilitate these temporary traffic lane changes. 

Square 80/Aug 12, 2009: Punch lists for the units have been generated for all 117 units with 107 units now accepted and the remaining units each having only one item remaining for completion. The parking garage is open and the temporary construction project office trailer on the northwest side of the building has been removed. Initial staff/residents began moving in this week.

Square 80/Aug 5, 2009: Planters have been installed in the courtyards and benches will soon be installed. Punch list work and installation of furniture are nearing completion as the building prepares for move-in of initial occupants/GW Housing staff in early August.

Square 80/July 29, 2009: Punch list work and installation of furniture are nearing completion as the building prepares for move-in of initial occupants/GW Housing staff in early August.

Square 80/July 22, 2009: Punch list work in the building is approximately 50 percent complete. Installation of furniture is nearing completion.

Square 80/July 15, 2009: Training is underway for mechanical, electrical, and control systems. Punch lists for the units have been generated for 115 of the building's 117 units. Units on Floors 2-5 have been accepted, and Floor 6 re-walks are in progress. Punch lists for the corridors have been generated. Installation of furniture is in progress.

Square 80/July 1, 2009: Installation of the Floor 1 millwork is complete and the main lobby floor has been installed. The floors in public areas of Floors 1 and LL are complete. Punch lists have been generated for almost all of the units and will be generated next week for corridors. Training on the mechanical systems began this week. Commissioning of mechanical and electrical equipment is nearing completion.

Square 80/June 24, 2009: Commissioning of mechanical and electrical equipment is nearing completion. Work is completed on building entrance canopy and public corridors on Level 1 and Lower Level. Punch lists for the units have been generated for Floors 2-10 and Floor 1 is in progress. Certificate of Occupancy has been received. The jersey barriers at the front of the building have been removed.

Spring 2009 interior and exterior work overview (for April 28-June 17 updates): Production work in the individual apartments is nearing completion and final punch list inspections will occur throughout this spring. Work continues to complete finishes in the public areas of the building, including the lobby space, parking garage, lower level media room, and the Floor 1 offices and community room. Installation of the building’s final data and utility duct lines are being installed in F Street with expected completion by May. Functional testing/final reviews will be conducted to ensure operations of building electrical and mechanical systems.

Square 80/June 17, 2009: Final inspections have been completed and commissioning of mechanical and electrical equipment is nearing completion. The main lobby floor has been installed. Work continues on building entrance canopy and public corridors on Level 1 and Lower Level. Punch lists for the units have been generated for Floors 2-9 and Floor 10 is in progress.

Square 80/June 10, 2009: Work is complete on F Street brick pavers and garage painting/striping, as well as painting and carpeting of corridors on Floors 2-10. Work continues on building entrance canopy, Floor 1 millwork and rooftop mechanical enclosure. Final inspections are in progress as is continuation of mechanical and electrical equipment commissioning.

Square 80/May 27, 2009:  Work is complete on site walls, granite street curbs and brick gutters. Work continues on garage entrance and signage, building entrance canopy, Floor 1 millwork, courtyard pavers, F Street brick pavers and rooftop mechanical enclosure. Mechanical and electrical equipment commissioning continues. Next update will be June 10, 2009.

Square 80/May 20, 2009: The parking garage is being prepared for operations. Work continues on entrance canopy, Floor 1 millwork, courtyard pavers, rooftop mechanical enclosure and site walls. Repairs to curbs, gutters and sidewalks are also progressing. Mechanical and electrical equipment commissioning continues.

Square 80/May 13, 2009: Corridors on Floors 2-6 have been painted and carpeted. Installation of courtyard pavers and site walls continues as well as repairs to curbs, gutters and sidewalks. Work continues on the rooftop mechanical enclosure. Mechanical and electrical equipment commissioning continues.

Square 80/May 5, 2009: Mechanical and electrical equipment commissioning continues. Waterproofing of the courtyards has been completed and pavers are in progress. Work continues on the rooftop mechanical enclosure and site walls. Sidewalk installation continues

Square 80/April 28, 2009: Mechanical and electrical equipment commissioning continues. Work on installation of the F Street data conduit is complete. Exterior work continues on the rooftop mechanical enclosure. Planter curbs are complete and sidewalk installation is in progress. Wood paneling in the main lobby is in progress.

Square 80/April 20, 2009: The concrete drive at 2147 F Street has been replaced and brick pavers have been installed. Mechanical and electrical equipment commissioning begins this week. Work on installation of the F Street data conduit is more than ¾ complete. Exterior work continues on the rooftop mechanical enclosure.

Square 80/April 13, 2009:  Cabinet installation is complete. Work is more than halfway complete on installation of the F Street data conduit. Exterior work is underway on the rooftop mechanical enclosure.

Square 80/April 6, 2009:  Installation of roof ply is near completion and roof flashing work continues. Waterproofing of the center courtyard has been completed. Site Walls are in progress as are planter curbs. The concrete drive at 2147 F Street will be replaced during the next week. Mechanical and electrical equipment is scheduled for commission beginning April 13.

Square 80/March 31, 2009: Installation of final windows in the front bay area has progressed through Floor 8. Installation of data lines will begin this week and preparations continue to begin commissions of mechanical and electrical equipment in April.  

Square 80/March 20, 2009: Installation of final bay windows is underway. Ceramic tile work has been completed. The ceiling grid has been substantially completed in most areas of the building.

Square 80/March 11, 2009:  The material hoist has been removed to allow for installation of most remaining exterior windows on building facade. The DC Public Schools component of the Square 80 project (north of GW's new residence hall in the 2100 block of G Street) will use a crane this Saturday for installation of rooftop equipment on the School Without Walls’ new structure (directly east of the existing school building which is also under renovation). It is expected there will be minor changes to traffic flow on G Street during this time.

Square 80/March 2, 2009: Permanent power connections continue to be established on each floor and are anticipated to be completed this week. First stage of the main roof installation (including insulation) is in progress. With the exception of lobby areas, the ceiling grid has been installed on Floors 1-10.

Square 80/Feb. 18, 2009: Permanent power was established February 10. Work continues on rooftop mechanical enclosure and main roof. Windows are complete except for material hoist bay and Floor 1 windows were brick work has not been completed.

Square 80/Feb. 11, 2009: Installation continues on window walls at the elevators and rooftop mechanical enclosure. Concrete work on Monday February 16 (President’s Day) will include a pump truck in the alley directly east of 2134 G Street (GW’s GSEHD Building) for a period of up to approximately four hours.

Square 80/Feb. 4, 2009: Completion of power connections is anticipated by February 6. Ceramic tile work has been completed through Floor 9 and appliances have been installed on Floors 2-4. Installation has begun on window walls at the elevators.

Square 80/Jan. 26, 2009: Installation has begun on granite at the base of the building.  A power outage at the site is anticipated between February 2-6 to connect permanent electrical power. It is not anticipated this will impact any adjacent/area buildings.

Square 80/Jan. 9, 2009: Installation of most exterior windows is completed except for areas near material hoists and where low roof access is needed.  Due to Presidential Inaugural activities, no work is scheduled from Sunday, January 18 through Tuesday, January 20. The next update to this page will be January 26, 2009.

Winter 2009: Since interior finish work will be ongoing until project completion next summer, detailed interior updates will not be included in the weekly updates below unless a new effort or phase is initiated. Ongoing interior work will focus on interior elements such as drywall, plumbing, painting, and installation of tile, cabinets, doors and door hardware. Exterior work during winter 2009 includes installation of building utilities and rooftop mechanical enclosure.

Square 80/Dec. 18, 2008: Due to end-of-year holidays, site work is not anticipated to occur December 25-28, 2008 and Jan 1, 2009. Installation continues of penthouse roof and on building utilities. The next update to this page will be the week of January 5, 2009.

Square 80/Dec. 12, 2008: Installation continues on penthouse roof and building utilities. Interior work continues throughout the building and includes drywalling, piping, tiling, painting, finishing and cabinet installation.

Square 80/Dec. 5, 2008: Interior work is in process throughout the building and includes drywalling, piping, tiling, painting, finishing and cabinet installation. Installation of penthouse roof is in progress

Square 80/Nov. 21, 2008: Installation of glass bays will resume next week. Brick work is nearing completion. Interior work is in process throughout the building and includes drywalling, piping, tiling, painting and finishing. In observance of Thanksgiving, work will not occur Wednesday, Nov. 26 to Friday, Nov. 28.

Square 80/Nov. 18, 2008: The University is saddened to report that a window contractor working on the construction of a new residence hall on F St., NW, fell from the 7th floor to his death today at approximately 1:35 p.m. The University extends its deepest sympathies to the family of the victim and his colleagues in this tragic moment.

Square 80/Nov. 10, 2008: The tower crane removal occurred Nov. 8-9. Installation of glass bays is in progress on all elevations. Brick work is completed through Floor 7 and F Street elevations above Floor 1 were completed. Interior work is in process throughout the building.

Square 80/Nov. 3, 2008: The removal of the tower crane is scheduled for Nov. 8-9 and will require a street closing.  Installation of glass bays is in progress on all elevations.  Brick work is completed through Floor 6 , with the entire F Street elevation scheduled for completion this week.  Interior work includes: framing on Floor 8; block work on roof and penthouse levels; electrical rough-ins and water piping on Floor 7; insulation and drywall on Floor 6; finishing on Floors 4, 5; painting on Floors 2, 3.

Square 80/Oct 27, 2008: The removal of the tower crane is scheduled for Nov. 8-9 and will require a street closing. Brick work is complete through Floor 6 and remains in progress on upper level floors at all elevations. Remaining precast panels will be set on F Street projection tops when the masonry scaffolding is removed and will require temporary sidewalk closures. Interior work includes: framing on Floor 8; block work on roof and penthouse level; electrical rough-ins and water piping on Floor 7; insulation and drywall in units on Floor 5; finishing on Floor 4; painting on Floors 2, 3.

Square 80/Oct 20, 2008: Precast panels have been set on all elevations, except the F Street projection tops which will be set as the masonry scaffoldings are removed. Temporary sidewalk closures during craning operations will continue to be in effect during the installation of remaining precast exterior panels.  Brick work is complete through Floor 5 and remains in progress on upper level floors at all elevations.  Installation of new data conduit behind neighboring Guthridge Residence Hall and GSEHD Building is complete. Interior work includes:  framing on Floors 6, 7; block work on roof and penthouse level; electrical rough-ins and water piping on Floors 5, 6; insulation and drywall in units on Floor 5; finishing on Floors 3, 4.

Square 80/Oct 13, 2008: Brick work is complete through Floor 5 and in progress on all elevations. Temporary sidewalk closures during craning operations will continue to be in effect during installation of remaining precast exterior panels. Installation of new data conduit behind the neighboring Guthridge Residence Hall and GSEHD Building is expected to be complete next week. Interior work includes: framing on Floors 6, 7; block work on roof and penthouse level; electrical rough-ins and water piping on Floors 5, 6; insulation and drywall in units and corridors on Floors 3, 4; finishing on Floors 2, 3.

Square 80/October 6 , 2008: Exterior walls have been framed up to Floor 8. Precast exterior panels have been installed on all elevations of Floors 9, 10 -- temporary sidewalk closures during craning operations will continue to be in effect during installation of remaining panels. Interior work includes: framing on Floors 5, 6; block work on Floor 10, penthouse level; electrical rough-ins and water piping on Floors 4, 5; insulation and drywall installation in units on Floors 3, 4; completion of trash chute installation.   

Square 80/September 29, 2008: Brick work continues at all elevations. Exterior walls have been framed up to Floor 8.  Interior framing continues on Floors 4, 5 and 6, as does block work on Floor 10.  Electrical rough-ins and water piping are in progress on Floors 3 and 4. Insulation and drywall are being installed in units on Floors 2 and 3. Coordination for completing installation of the remainder of the utility main continues. In addition, work for a new utility vault behind the neighboring Guthridge Residence Hall continues – during this time, there will be a clear pedestrian pathway but limited vehicle access in the rear parking lot near the Guthridge generator.  Installation of precast panels has begun on the southeast corner of the building and will proceed clockwise around the project. Precast panels are being set on the courtyard and north sides of the building.  For safety reasons the adjacent F Street sidewalk will remain closed during working hours while the pre-cast panels are being moved overhead and installed.

Square 80/September 22, 2008: Brick work continues at all elevations. Exterior walls have been framed up to Floor 8.  Interior framing is in progress on Floors 4, 5 and 6, as is block work on Floor 10.  A portion of the utility main has been installed and will continue to be coordinated.  Work for a new utility vault behind Guthridge Residence Hall began 09-16-08. During this work, there will be a clear pedestrian pathway but limited vehicle access near the Guthridge generator.   Installation of precast panels has begun on the southeast corner of the building and will proceed clockwise around the project. Floors 9 and 10 precast panels have been set on the south elevation.  For safety reasons the F Street sidewalk adjacent to project will remain closed during working hours while the pre-cast panels are being moved overhead and installed.

Square 80/September 12, 2008: Brick work continues at all elevations. Exterior walls have been framed up to Floor 8. Interior framing is in progress on Floors 3, 4 and 5, as is block work on Floors 9 and 10. The installation of utility mains for the building is in progress and will continue through next week. Work for a new utility vault behind the adjacent Guthridge Residence Hall will begin on 09-16-08. There will be limited vehicle access near the Guthridge generator while work progresses in this area.  Installation of precast panels has begun on the southeast corner of the building and at the SE corner and will proceed clockwise around the project. For safety reasons the F Street sidewalk adjacent to project will remain closed during working hours while the pre-cast panels are being moved overhead and installed.

Square 80/September 5, 2008: Exterior walls have been framed up to Floor 8. Interior framing is in progress on Floors 3 and 4, as is block work on Floors 6 and 7.  Brick work continues at the courtyards. The installation of the gas main for the building is in progress and will continue through next week.

Square 80/August 22, 2008:  Interior framing is in progress on Floors 2 and 3, as is block work on Floors 4, 5 and 6. Floor 2 interior partitions are being framed.  Brick work continues at the courtyards.  Exterior work is in progress on south elevation.  Data conduit installation on Floor LL is finished.  No work is anticipated on Labor Day/Monday, September 1, 2008. Also, due to Labor Day Holiday, the next update will be posted to this page on Friday, September 5, 2008.

Framing of Floor 8 exterior walls continues, as does block work on Floor 4.  Floor 2 interior partitions are being framed. Brick work continues at the courtyards and installation of date conduit continues on Floor LL.

The roof has been poured on the Penthouse level. Framing of sheathing of Floor 8 exterior walls is underway. Layout for interior framing is in progress on Floors 2 and 3.  Brick work continues on courtyard walls. Installation of data conduit continues on Floor LL. 

Square 80/August 1, 2008
Columns are being poured on the Penthouse level and framing for the slab is one-third completed. Work on Floors 7 and 8 includes mechanical and sprinkler rough-ins. Brick work is in progress of Floor 2’s east courtyard walls.  Installation of data conduit has progressed to Floor LL.

Square 80/July 25, 2008 Update
Columns and shear walls are being formed and poured on the Roof level and most of the slab work for the building has been completed. Installation of in-slab conduits and sleeves continue, as does construction of the interior partitions. Mechanical and sprinkler rough-ins are in progress on Floors 2 and 3. Work has already begun on exterior framing and sheathing and the courtyard exterior will be started next week. Installation of data conduit continues on the west side of the building.

Square 80/July 14, 2008 Update
Work has begun on Floor 10 to pour and frame the floor slab as well as install in-slab electrical conduit and mechanical sleeves.  Floor 9 work includes forming and pouring of columns and shear walls.  On Floors 2 and 3, plumbing rough-ins continue as does framing and sheathing of exterior walls.  Installation of data conduit continues on the west side of the building. The next construction update will be on July 28, 2008.

Square 80/July 7, 2008 Update
Work on Floor 9 includes framing for floor slab and installation of in-slab electrical conduit and mechanical sleeves. Plumbing rough-ins continue on Floors 2 and 3 and framing of the exterior walls continues on Floors 1, 2, and 3. Installation of data conduit continues on the west side of the building.

Square 80/June 27, 2008 Update
Work on Floor 8 includes framing for floor slab. In-slab electrical conduit and mechanical sleeves are in progress on Floors 7 and 8. The last section of the floor slab was poured on Floor 7 and the forming/pouring of columns and shear walls is in process.  Plumbing and sprinkler rough-ins continue on Floors 1 and 2 as does framing of the exterior walls. Block work and sprinkler rough-in progress on Floor LL. Installation of data conduit continues on the west side of the building .  Work on Saturday June 28, 2008 will focus on stocking materials. The next weekly update (July 4, 2008) will be postponed to Monday, July 7 due to the Independence Day holiday.  No work is scheduled for July 4-6

Square 80/June 20, 2008 Update
Work on Floor 7 includes framing for floor slab and in-slab electrical conduit and mechanical sleeves. The last section of the floor slab was poured on Floor 6 and the forming/pouring of columns and shear walls is in process. Plumbing and sprinkler rough-ins continue on Floors 1 and 2. Block work is in progress on P1 & LL and sprinkler rough-in progress on P1. Installation of the water mains is complete. Work on Saturday June 21, 2008 will focus on the storm water management tank and will not require a street closing.

Square 80/June 13, 2008 Update
Framing for floor slab is in progress on Floor 6.  On Floor 5, the third section of the floor slab was poured, the forming/pouring of columns and shear walls is in process, and in-slab electrical conduit and sleeve work continues.  On Floor 1, plumbing and sprinkler rough-ins continue. Installation of the water mains is complete except for tie in to the main which is scheduled for June 16 and will require intermittent closure of one lane of traffic.

Square 80/June 6, 2008 Update
On Floor 5, framing for the floor slab is in progress as is in-slab electrical conduit and sleeve work. On Floor 4, the last section of the floor slab was poured and the forming/pouring of columns and shear walls is in process.  Plumbing rough-ins continue on Floors LL and P1. On Floor P1, block work and sprinkler rough-in installation are in process. Installation of the water mains is in progress over the next two weeks and may require intermittent closure of one traffic lane.

Square 80/May 30, 2008 Update
On Floor 4, floor slab framing has begun.  On Floor 3, the second section of floor will be poured this week. Forming and pouring of columns and shear walls is ongoing as is in-slab electrical conduit and sleeve work.  On Floors LL and P1, plumbing rough-ins continue, and on Floor P1, block work is in progress.  On Floor P2, sprinkler rough-in installation continues. Equipment and material will be offloaded this Saturday.

Square 80/May 23 , 2008 Update
On Floor 2, the last section of the floor will be poured and in-slab electrical conduit and sleeves are in progress. On Floor 1, the floor slab is complete and work continues on the forming/pouring of columns and shear walls. Plumbing infrastructure work continues on Floors P1 & P2. Sprinkler infrastructure work continues on Floors P2 & P3.

Square 80/May 16 , 2008 Update
On Floor 2, the first section of the floor will be poured and in-slab electrical conduit and sleeves are in progress. On Floor 1, the floor slab is complete and work continues on the forming/pouring of columns and shear walls. On Floors P1 and P2, plumbing infrastructure work continues as does block work. On Floor P3, sprinkler installation continues.

On Floor 1, the slab is two-thirds complete and work continues to form and pour columns and walls.  Plumbing infrastructure work continues on Floor P2 and begins on Floor P1.  Installation of duct banks from PEPCO vault to the building is complete.

Square 80/April 18, 2008 Update
The LL slab is complete and work continues with waterproofing walls and concrete work for the lower level columns and walls. The floor 1 slab concrete work is in progress including installation of in-slab electrical conduit and sleeves. Plumbing infrastructure work is underway on levels P2 and P3.

Square 80/April 11, 2008 Update
Progress on the P1 level includes completion of the slab, waterproofing of the wall and the forming/pouring of columns/walls.  The LL and floor 1 slabs are in progress.  Installation of in-slab electrical conduit and sleeves is in progress on the LL. Construction continues on the exterior mock-up panel. 

Square 80/April 04, 2008 Update
The P1 and LL slabs are in progress. Other work on the P1 level includes waterproofing of walls, installation of in-slab electrical conduit and sleeves and the forming and pouring of columns and walls. Plumbing Rough-in is in progress on P3 & P2 levels. Construction of the exterior mock-up panel is in progress.

Square 80/March 14, 2008 Update
Work continues to form and pour slabs, columns and walls on the lower parking levels. Waterproofing of walls and in-slab electrical conduit/sleeves are in progress, as well as construction of the exterior mock-up panel.

Square 80/March 7, 2008 Update
Construction continues on lower level foundation walls. Installation of final utility vaults is scheduled for Saturday March 8 should not require closure of the 2100 block of F Street. However, if cars are parked in the immediate work area marked with “emergency no parking” signs and the DC Metropolitan Police Department is unable to secure a tow truck to move these vehicles, a temporary closure is possible.

Square 80/February 29, 2008 Update
Building footings and columns are complete and construction is underway on lower level foundation walls. Installation of utility vaults is scheduled for Saturday March 1 and will require temporary closure of one lane of traffic and the north side of the sidewalk on the 2100 block of F Street.

Square 80/February 22, 2008 Update
Installation of the building footings continues as well as the forming and pouring of columns. Installation of utility vaults is scheduled for Saturday March 1 and will require temporary closure in the 2100 block of F Street of the sidewalk on the north side of the street and one lane of traffic.

Square 80/February 15, 2008 Update
Installation of the building footings continues as does the forming/pouring of columns and waterproofing. Work will occur this Saturday including the tower crane installation which will require temporary closure of F Street between 21st and 22nd Streets, NW for one to two days between the hours of 7:00 a.m. to 7:00 p.m. In all likelihood the work will be completed during Saturday with the Sunday closure being reserved only in case additional time is needed.

Square 80/February 8, 2008 Update
Installation of the building footings continues as does the forming/pouring of columns. Work will occur this Saturday. A community meeting is scheduled for 02/13/08 at 4:00pm in the Strong Hall Piano Lounge (first floor) to review the project with concerned individuals. Square 80/February 6, 2008 Update
The tower crane installation has been re-scheduled from February 9th and 10th to February 16th and 17th. Drilling of piles and excavation work continues. The shoring contractor will be working Saturday (11-17-07) to make up for time lost this week to inclement weather. Work will not take place next Thursday (11-22-07) in observance of Thanksgiving. It is not anticipated work will take place next Friday (11-23-07), but that is subject to change.

Drilling of piles continues on the east and north property lines. Excavation work begins and will continue for several months. A construction meeting for adjacent building occupants and students was held Oct 30th at 4pm in the Strong Hall Piano Lounge. A general update was given and no concerns/issues were raised.
