Square 75/2100 Pennsylvania Avenue, NW
In December 2016, the George Washington University reached an agreement with developer Boston Properties to redevelop 2100 Pennsylvania Avenue and Rice Hall (2121 Eye Street) into a new investment property featuring trophy commercial office and retail space. Under the agreement, the buildings will be redeveloped by Boston Properties under a long-term ground lease with the university.
The redevelopment of 2100 Pennsylvania Avenue and Rice Hall will generate revenue for academic priorities, following the model of similar redevelopment projects along Pennsylvania Avenue, including 2200 Pennsylvania Avenue (the “Avenue”). The Avenue includes a mix of commercial office, residential and retail (including Whole Foods) and was critical in funding the construction of GW’s Science and Engineering Hall.
GW and Boston Properties have commenced and are committed to ongoing engagement with the campus and neighboring community and the District Agencies as it advances the design and prepares for future filings and approvals.
