Construction activities during the month of August will include excavation, hauling of dirt, drilling of piles (steel beams that support the temporary perimeter walls) and controlled blasting activities which began in early August and will occur up to twice daily on weekdays for up to 90 days.

Square 54/2200 Pennsylvania Avenue: OVERVIEW

Square 54 is located at 2200 Pennsylvania Avenue, N.W. adjacent to the Foggy Bottom-GWU Metro at the "front door" to both GW's Foggy Bottom campus and the Foggy Bottom and West End neighborhoods. The site presents a key transit-oriented development location and an opportunity to create a dynamic urban "town center" with retail, residential, and office uses that would achieve shared benefits for the Community, the District, and the University:

  • For the Community - Square 54 presents the opportunity for neighborhood-serving retail and services (including a contemplated grocery store), and a community gathering place.

  • For the District - the mixed-use development would create jobs, generate tax revenues, and bring additional residents to the District.

  • For the University - Square 54 is a key source of non-enrollment driven revenue to fund the core academic mission of the University, while enhancing the unique urban campus experience for students, faculty and staff who study, live and work in Foggy Bottom.

The Square 54 redevelopment team is being led by the developer Boston Properties. The team has actively participated in the University's community-based planning efforts and submitted an application for zoning approval for the redevelopment of Square 54 in May 2006. Zoning Commission hearings on this project were held November 20, 2006 and January 4, 2007. The Zoning Commission unaminously approved this project in May 2007 and the order was officially published in the DC Register on October 12, 2007.
